Who Our Client Is


Our client is a groundbreaking community located along the Gulf of Mexico on Florida’s panhandle coast, six miles east of Seaside on Scenic Highway 30A. They are a Traditional Neighborhood Development (TND) whose architectural vision has its roots in the style of Bermuda architecture and in the courtyards of Antigua, Guatemala, the colonial capital of Central America. The development is in the early stages of town building and is actively building luxury single-family homes and condominiums in a planned mixed-use development. 

 

 


What They Need


They are seeking a Superintendent to join their residential construction team.  This role is a skilled supervisor who is responsible for working side by side with the Project Manager, General Superintendent, and property owner, as well as other construction design engineers to complete a project in set time limit. The superintendent is responsible for the quality construction of each home.

 

 


What You’ll Do


  • Manage Quality Control of the construction of each home, as daily inspections of the quality are required to obtain perfection.
  • Coordinate and supervise activities of workers and construction needs for all phases.
  • Confirm existing conditions and utilities prior to construction.
  • Ensure the layout of each home is correct throughout construction
  • Monitor and check all rough-in locations throughout the construction for proper location and use
  • Inspect blueprints and finish schedules to determine if there are conflicts in the drawings and specifications or if necessary, generate a request for information.
  • Choose materials and structural units and examine them to make sure that they are not only in conformance with provisions of building code and local ordinance but also minimize its cost.
  • Determine the order of all activities that are concerned with fabrication, assembly, and erection of structure.
  • Generate, implement, and communicate an accurate schedule of activities to the subcontractors and vendors on a daily, weekly, and monthly basis.
  • Notify workers of their respective duties and ensure they have the appropriate tools and safety equipment so that they can execute their jobs accurately.
  • Execute accident and incident reports when applicable.
  • Make sure regulatory needs and safety measures are maintained.
  • Assess the fastest and easiest way to complete each job without sacrificing the quality of work being done.
  • Organize daily work schedule to allow for approval of invoices, impromptu meetings from other departments and owners, as well as other activities on property and daily inspections of homes.
  • Ensure that all projects are performed in accordance with contractual and quality standards.
  • Schedule and direct the daily activities of work and taking necessary action to assure that the project objectives of cleanliness, safety, price, schedule, quality, and process are met.
  • Maintain daily paperwork such as timecards, field reports, schedule updates and E-mail correspondence to keep everyone involved with the project informed on important issues.
  • Implement incremental project schedules to ensure upcoming events are on track and are being proactively attended to.
  • Promote and maintain a culture that values safety, health, and cleanliness.
  • Conduct and/or attend pre-construction, progress and other projects and staff meetings.
  • Participate in training and other forms of continuous improvement initiatives.
  • Communicate often and openly with all construction team members to discuss potential concerns or issues that may impact construction quality and scheduling of subcontractors and suppliers.
  • Maintain a positive and professional relationship with clients and be responsive to their requests and correspondence to ensure an outstanding customer satisfaction rating.

 

 


What You’ll Need


  • 10-plus years of superintendent management, knowledge, and experience.
  • Able to read and understand a set of blueprints.
  • Basic computer knowledge required (i.e., iPad, smart phone, smart device).
  • Possess a complete knowledge of constructions procedures, methods, practices, materials, equipment, tools, precautions, and utilities.
  • Possess good time management skills, negotiation skills, analytical and problem-resolution skills, leadership, and motivation skills, written and verbal communication and interpersonal skills. All these skills are necessary to deal with superiors and construction crew.
  • Possess ability to communicate with Homeowners, Construction Team members, Interior Designers, Architects, Consultants, and subcontractors, verbally and electronically.
  • Goal oriented and can react quickly to challenging circumstances to achieve the desired end results
  • Proactive, plans well and addresses problems promptly.
  • Committed to doing quality work for the first time with little or no need for re-work.
  • Work to meet or beat schedules and driven to bring closure to avoid long punch lists.
  • Organized and produces a paper trail that can be easily understood by third parties.
  • Aggressive, however fair, and reasonable in all business dealings involving clients, subcontractors, and co-workers (understands win-win contracting).
  • Maintain control over subcontractors and craft people from earned respect, however, can use a more authoritative style of leadership when necessary.
  • Proactive, looks for problems that could impede progress and relentlessly takes responsibility for solving them.
  • Has the ability to confront difficult situations and manage them to a successful conclusion.
  • Is polite, conversational, humble, self-confident, non-assuming and comfortable to be with.
  • Is deadline driven, punctual and respects other people’s time.
