Centennial is spearheading the search for top talent for a prominent player in commercial real estate. They're seeking a skilled Director - Interiors Fit Out Group to oversee all tenant finish projects and secure various ventures, including retail and restaurant fit-outs. Additionally, our client is transitioning its tenant finish department into a profit center and is seeking an individual to lead and manage this new entity. This role offers a unique opportunity for someone eager to lead a specialized team and drive business growth.


Based in Covington, KY, this role reports directly to the Senior Vice President of Design and Construction.


RESPONSIBILITIES:


  • Develop and implement a business plan for the Interior Fit-Out Subsidiary to maintain a consistent workload from the company's office portfolio and expand through securing third-party Tenant Finish contracts.
  • Manage and grow the existing staff, recruiting additional personnel as needed to meet project demands
  • Collaborate with the parent company's marketing and sales team to create a comprehensive program promoting the profit center's services to third-party clients
  • Coordinate with stakeholders to develop floor plans and gather necessary information for estimating tenant improvements
  • Generate estimates using various methods, ensuring accuracy and appropriate cost allocation based on project requirements
  • Initiate project setup, including budget establishment and contractor evaluation
  • Procure contracts and purchase orders, and coordinate utility arrangements as needed
  • Oversee construction scheduling, conduct project meetings, and ensure compliance with regulations
  • Handle billing, invoicing, and financial reporting, including preparing monthly billings and reviewing subcontractor invoices
  • Collaborate with Accounts Receivable managers to ensure timely payment collection and financial accountability
  • Review job profit reports, monitor job costs versus budget, and develop annual budgets based on leasing projections


QUALIFICATIONS:


  • 10+ years of experience in building construction
  • Expertise in interior construction, tenant finish installation, retrofitting, and related tasks
  • Skilled in creating business plans to maintain and expand workload through securing third-party contracts
  • Experienced in leading and growing teams to meet project demands
  • Strong collaboration abilities with marketing and sales teams to promote services effectively
  • Proficient in accurately estimating project costs and managing budgets
  • Experienced in overseeing project setup, contractor management, and compliance with regulations
  • Competent in financial management, including billing, cost monitoring, and budgeting
